The base fee includes the legal fee, title searches, tax searches, courier charges, software charges, administrative fees, paper, photocopying, fax charges and one signing appointment.

It does not include the following:

1. The Alberta Land Titles registration charge for transfers of land or mortgages

2. The cost of a new real property report or certificate of compliance

3. The cost of title insurance

4. For Home Purchase (No Mortgage) the cost of a bridge loan

5. For Home Purchase (Mortgage) the cost of a 2nd mortgage or bridge loan

6. For Home Sale the cost of more than two payouts or an additional fee for a condo (cost of estoppel certificate is included in the additional fee for condo)

7. For Home Refinance the cost of more than two payouts or an additional fee for a condo (cost of estoppel certificate is included in the additional fee for condo)

8. Legal issues that arise outside of the standard transaction. This includes disputes over the state of the property that cannot be resolved on the closing day, disputes between you and your lender, the failure to close a transaction, and other similar issues.

9. Cost of virtual ID verification

In Alberta, it is required that certain signing documents have a wet ink signature. There are also situations where it isn't possible to come in physically to the office to sign documents. We will send you the documents to print off and sign during a remote video meeting with the lawyer. A courier slip will be provided to you to send the original documents back to the office.

In order to facilitate remote signing appointments, we need as much advance notice as possible. Additional fees may be incurred as a result of a remote signing.

The first two payouts are included in our fees. For each additional payout, there will be a fee added of $50.

If additional signing appointments are required, we charge $250 plus GST for each additional signing appointment. One signing appointment is included with our standard fee.
